The Ivybridge Collection is expanding across the United Kingdom through a network of carefully defined franchise territories. Each region is selected for its concentration of significant homes, the strength of local buyer demand and its suitability for a director led luxury estate agency. This page explains how territories are defined, where priority opportunities exist and how we assess new regions as part of our national expansion.

How we define an Ivybridge franchise territory

A territory is a clearly shaped geographic area where you represent The Ivybridge Collection at director level. We consider several factors when defining each region. These include:

  • The number of homes valued above one million pounds
  • Historic and current demand for premium properties
  • Local lifestyle appeal and architectural character
  • Travel routes and commuting patterns
  • The ability for one partner team to serve the area consistently

The goal is not to maximise size. It is to create territories that support genuine long term success without overstretching capacity.

Exclusive regions and protected areas

Each partner is assigned a defined and protected region. This ensures clarity and prevents unnecessary overlap between partners. Territory protection is outlined in your agreement and is tailored to each appointment. We only approve regions where we believe a strong, sustainable presence can be built.

Priority franchise territories across the United Kingdom

We are currently inviting expressions of interest from applicants in regions with a strong density of premium homes and clear long term demand. These include:

  • East and West Kent, including Tunbridge Wells, Canterbury and surrounding villages
  • East and West Sussex, including Brighton, Lewes, Chichester and the South Downs
  • Surrey, including Cobham, Guildford, Esher and private estate areas
  • Devon and Cornwall, including prime coastal and countryside markets
  • Hampshire, including Winchester, the New Forest and the Solent corridor
  • The Cotswolds and Oxfordshire, including well known market towns and villages
  • Cheshire, including Wilmslow, Alderley Edge and Prestbury
  • Cambridgeshire, including Cambridge, Ely and surrounding countryside
  • Berkshire and Buckinghamshire, including riverside and village locations
  • North Yorkshire, including Harrogate, York and surrounding rural areas

These regions sit alongside our established presence in Norfolk and Suffolk, where the Ivybridge model was created and refined. The experience gained in these counties shapes how we design and support new territories across the country.

Proposing a new region for consideration

If your area is not listed above but contains a meaningful concentration of homes above one million pounds, we are open to reviewing it. When assessing a new region, we look at:

  • The number and distribution of premium homes
  • Transaction history at higher price levels
  • Local economic drivers and buyer profiles
  • Existing competition within the premium market
  • Your connection to the region and proposed approach

We will only appoint territories where there is clear potential for a sustainable premium agency built on director level service.

Territory size, population profile and earning potential

A larger territory does not always mean higher earnings. In many cases, a well defined region with a dense population of premium homes performs better than a wider area that is harder to serve consistently.

  • Your ability to advise clients with confidence and clarity
  • Your use of Ivybridge systems, marketing and support

Territories are not assigned on a first come basis. We assess alignment between your professional background, the needs of the region and the expectations of premium clients. Where multiple candidates express interest in the same area, we will progress only with the person or team best suited to representing the brand.
