At The Ivybridge Collection, transparency is central to how we work. We publish our fees openly so you can see exactly what you are investing in. Our confidence comes from the depth of preparation, director involvement and premium marketing that define a property in the Ivybridge Collection and give your home the strongest possible launch.

Our Fees Are:

Standard Sale
1.5% plus VAT on successful sale (1.8% inc VAT)
Initial Payment on Account £2,000 (plus VAT) refunded on successful sale

Secure Sale
1.75% plus VAT on successful sale (2.1% inc VAT)
Initial Payment on Account £2,000 (plus VAT) refunded on successful sale

Secure Sale includes a legally binding Reservation Agreement once an offer is accepted, designed to protect the transaction during the most vulnerable stage between agreement and exchange. For many of our clients, this provides a level of certainty that traditional estate agency does not offer.

Secure Sale is designed to protect you at that exact point, reducing the risk of fall-through, delay and renegotiation.

What your fee includes:

Before we even begin marketing your home, you receive over £7,000 of included services as standard:

  • Your own Strategic Property Report, worth over £2,000
  • Personal home staging by Robert and Nicola, up to two days of director time, valued at up to £2,000
  • Cinematic photography, drone, film and twilight imagery, worth over £2,000
  • Bespoke branding and copywriting written specifically for your home, worth over £750
  • Sales paperwork completed pre-launch and full chain progression, reducing completion by up to four weeks, worth £400

Beyond that, every instruction also includes:

  • Director led valuation and strategy
  • Three person photography and styling team
  • International, national, and targeted digital advertising
  • Director led viewings and negotiation
  • Full sales progression through to completion

A few questions we are often asked

Are photography and film included or charged as extras?
Everything is included. You will never receive an invoice for photography or film production. It is all part of the service.

Why is the Enhanced Printed Brochure a separate service?
Our enhanced brochures are produced to a very high 'coffee table' standard with specialist finishes and are not always required for every sale. By offering this separately, we ensure each client can choose whether it adds value for their specific property. We can show you the difference in our valuation meeting for you to choose.

Why do you charge an initial payment on account?
The £2,000 payment on account contributes towards the significant production work we commission on your behalf from day one. With over £7,000 of services initiated at instruction, it represents a fraction of what we invest in bringing your home to market at the standard it deserves.

Do you negotiate on your fee?
We do not, and we would gently suggest being cautious of agents who do. An agent who discounts their own fee before they have even begun negotiating on your behalf may not be the strongest negotiator when it matters most.

What is the difference with Secure Sale?
Most transactions do not fail because of a lack of interest. They fail after an offer is agreed. Secure Sale is designed to protect you at that stage, reducing the risk of fall-through, delay and renegotiation
